Keep in mind that only 41 condominiums sold in the downtown area between January and December in 2016, and many of those were sold to buyers other than students. The demand is high, the supply is very limited, and the competition for suites is great.
Parents, please have your financing completed and a confident pre-approval, so that when the right property comes on the market for your son or daughter, you are ready to move forward without delay. There were several multiple offer situations occurring in 2016, particular in the $500,000 - $600,000 range.
In 2016, only seven 1-bedroom condos were listed within walking distance to Queen's, selling from $199,900 to $400,000. Two bedrooms ranged from $185,500 to $1,150,000 for a 2-bedroom with den at the Royal George. Three-bedrooms ranged in price from $225,000 to $615,000. Keep in mind that prices are lower as you move farther from the university.
