Are you planning to buy a condominium while you attend Queen's University?

If you are not currently working with a real estate agent, please contact us to let us know what size of condominium you are looking for (how many bedrooms?), whether you need to be within walking distance to Queen's (parking is limited on or near the Queen's campus but St. Lawrence has more options) and what your price range is.  Keep in mind that only 41 condominiums sold in the downtown area between January and December in 2016, and many of those were sold to buyers other than students.  The demand is high, the supply is very limited, and the competition for suites is great. 

Parents, please have your financing completed and a confident pre-approval, so that when the right property comes on the market for your son or daughter, you are ready to move forward without delay.  There were several multiple offer situations occurring in 2016, particular in the $500,000 - $600,000 range.

In 2016, only seven 1-bedroom condos were listed within walking distance to Queen's, selling from $199,900 to $400,000. Two bedrooms ranged from $185,500 to $1,150,000 for a 2-bedroom with den at the Royal George.  Three-bedrooms ranged in price from $225,000 to $615,000.  Keep in mind that prices are lower as you move farther from the university.

We are often asked, "Why don't you handle leases or rentals of condominiums and apartments?"  In Kingston, the vacancy rate is extremely low.  Landlords and property managers easily are able to rent their own properties, so do not require the assistance of Realtors, MLS or a public registry of properties for rent in order to secure good tenants.
